Estates west of Peachtree, condo towers along it. Two very different jobs, and we do not pretend they are one.
Buckhead is two housing markets that barely overlap
West of Peachtree you have the estate neighbourhoods — Tuxedo Park, Haynes Manor, Peachtree Heights and the streets off West Paces Ferry — large early and mid-twentieth-century houses on serious lots, many of them well beyond what any online estimator can price.
Along and east of Peachtree you have the high-rise corridor: condo towers around Lenox and Phipps, with compact modern units, concierges, freight elevators and vendor insurance requirements.
A company that treats these the same gets both wrong. We quote them separately, and we are straightforward about which one needs a walkthrough.
High-rise condos
The cleaning is usually simple — modern fixtures, hard floors, compact layouts. The building is the complicated part: visitor parking arranged in advance, a service elevator that may need reserving, a concierge who needs your cleaner on the access list, and almost always a certificate of insurance for the HOA.
We handle that at setup. Tell us your building and it is sorted before the first visit rather than in the lobby.

The estate side
Our published pricing runs to five bedrooms and four bathrooms:
- 4 bedroom / 3 bath, bi-weekly — $203–$248 per visit
- 5 bedroom / 4 bath, bi-weekly — $258–$314 per visit
- 5 bedroom / 4 bath, weekly — $243–$296 per visit
- Larger than that — walkthrough and custom quote
A great many Buckhead houses are larger than five bedrooms, and we would rather measure than guess. Quoting an 8,000 sq ft house sight-unseen means either revising the price later or rushing the work, and neither is a good introduction.
A first-time deep clean on a 5 bedroom is $480–$584. On an older estate home that is a full day for a crew.
Discretion and consistency
Every cleaner is background checked, and we are fully insured and bonded. On both sides of Buckhead the thing clients actually care about is the same: the same people, every visit, who know the house and do not need re-briefing. That is how we staff it. We are also happy to work alongside an existing housekeeper or estate manager — tell us the split and we will scope to it rather than duplicating what is already covered.
Buckhead questions we get asked
My house is 8,000 square feet. Can you quote it online?
Not accurately. Our estimator runs to five bedrooms and four bathrooms; above that we walk the house and give you a real number. Anyone quoting a home that size unseen is going to revise it or rush it.
My tower requires a COI before vendors come up. How fast can you provide one?
Usually the same day, made out to your HOA or management company. Along the Peachtree corridor it is the standard gate between agreeing and starting, so we treat it as step one.
Will the same cleaners come every time?
Yes. On a large house it takes a couple of visits to learn the place properly, and rotating people through is how details start getting missed. In a condo building it also keeps your access list short.
We already have a housekeeper. Can you do just the deep work?
Yes, and that is a common arrangement here. Tell us what is already covered day to day and we will scope to the gaps rather than charging you twice for the same rooms.
Do you charge more in Buckhead than elsewhere?
No. Our rates are based on the home — bedrooms, bathrooms and layout — not the postcode. A 4 bedroom here costs what a 4 bedroom costs anywhere else we serve, and you can compare our city pages to check.
