Brookhaven incorporated in 2012, but the neighbourhoods long predate the city. It holds a wider spread of housing age than anywhere else we work.

At one end, Historic Brookhaven — large early-twentieth-century homes on mature lots around the golf club, with the plaster, original woodwork, tall windows and multiple staircases that come with houses of that vintage. At the other, the townhome and condo developments around Town Brookhaven and along Peachtree Road, most built in the last twenty years, compact and modern.

In between sit neighbourhoods like Ashford Park and Brookhaven Fields, where original bungalows and cottages stand next to much larger new-build replacements on the same street.

All of which is to say: square footage tells you very little here. We quote on rooms and layout, and we ask what kind of house it is.

Condos and townhomes are priced exactly like houses — a 2 bedroom condo and a 2 bedroom house cost the same. They usually come out cheaper simply because they have fewer rooms, not because we discount the building type.

A first-time deep clean is required before recurring service starts: $233–$283 on a 2 bedroom, $378–$460 on a 4 bedroom. Move in/out on an empty 2 bedroom is $272–$332.

Homes larger than five bedrooms — and Historic Brookhaven has plenty — get a walkthrough and a custom quote rather than a number we guessed at.

Older homes need different handling

• Plaster walls mark far more easily than drywall and will not take scrubbing
• Original tile and cast-iron fixtures get pH-neutral products, never acidic descalers, which etch old glaze permanently
• Tall sash windows collect grit in the sills in a way modern units do not
• Back stairs and service landings are usually the dustiest part of a big old house and the first thing skipped

Condo buildings and access

Most of the newer buildings along Peachtree and around Town Brookhaven want a certificate of insurance on file before a vendor comes up, and some require the service elevator to be reserved for move-out cleans. We provide the certificate the same day and will tell you when a lift booking is actually needed.
